More Like A Business Hub Than A Self-Storage Facility.

Masterton Storage And Lockups (Masterton Self-Storage) is as much a business hub as it is a self-storage facility. In this section we discuss the eight Office Rooms available including and when this was written there were already a mixture of local private business and government departments licensees. Therefore, when an inquiry is made, we will advise which rooms are available and currently vacant.

If you have been working from your home office but find there are too many distractions and its not possible or not a convenient place for clients to meet, then perhaps an office room away from where you live might be the perfect answer? History

The main office block building was first constructed in 2002 by and for a construction company that specialised in designing and building replicas of older New Zealand architecture. That is why the building looks old but in fact it is constructed using the same materials and systems as a modern house. Then around 2014 a ground floor office room became the permanent office for Masterton Self-Storage, although the self-storage business had been operating at this site since 2006.

There are quite a few benefits for having an office as part of a self-storage facility including: being connected to the electronic security alarm and monitoring system (for more information see down the page), there are a range of lockup sizes to utilise if your business has stock, plant, or equipment, and because the closest neighbour is residential the location is relatively quiet and access to SH2 is just 50m.

Environment And Setout.

The main office block was constructed behind a row of native trees and bushes, and this has created a more private feel as well and shielding if from State Highway 2 (SH2). Each Office Room includes its own close-by carpark and access to most office rooms is from under a veranda roof.

Access to all office buildings is directly off SH2 which means it is easy to be found by the public and is easy for items to be picked up and dropped off by truck or courier. Further to each office room having it own carpark there are Customer Only carparks set aside so they too do not have to walk far to meet with you.

Depending on the type of business you are in you may have stock you need to store. Along-side the Office Rooms is the self-storage facility. Customers that require a storage lockup as well as an Office Room will have the 2 lumped together so we can provide a package deal.

 

Security At Our Place Is Massive.

Because Masterton Self-Storage’s core business is self-storage strong security is essential. To enter the facility and the office rooms there are multiple layers of security and although very effective they are also subtle and not in your face. Entering the property during the storage facility’s usual business hours (which are 9am to 4:30pm every weekday except statutory holidays) the gates will open automatically as cars or vehicles approach it.

Afterhours (outside these afore mentioned hours) a swipe card is required to be used at a reader near the gate (Masterton Storage does not issue PIN numbers to be used at a keypad for entering the facility because if PIN numbers get into the hands of dodgy people, they can be given to 50 of their dodgy mates – where is the security with that?). There is a keypad for PIN numbers, but this is located inside the main office itself.

In addition, the facility has 18 CCTV cameras for surveillance with night-time vision which means they are active 24/7. All captured images are backed-up to a hard drive for about 14 days. We accept that CCTV cameras are the ambulance at the bottom of the cliff but providing they capture good images, and these ones do, they can help with a prosecution.

All Office Rooms have their own heat and movement sensors as part of the security alarm system so in the event there is an activation the alarm-monitoring company we employ instantly knows and directs us to the source. What this means is we know who is at the facility (self-storage customers who have swipe-cards, as well as office room users, all have afterhours access if they want it), when they arrive, what they are doing, and when they leave.

The Paperwork

Masterton Self-Storage uses a license agreement as opposed to a lease or rental agreement and this has proved to be very successful. The main reason is that with a license you are not locked in to a minimum 3-years term. You can (and all other tenants do) have a month-by-month term although the minimum time a tenant has stayed is 9 months. No bond is required for the SH2 Display Site, the Office Rooms, or the storage lockups and notice to vacate is not a requirement either. You just finish your monthly term and say goodbye if that is what you want to do.

The paperwork is a contract and both parties must adhere to it. However, it does away with the 3 main obstacles; 1) Not locked in to a long-term as the tenant sets their own duration. 2) No bond is required except for the return of security swipe cards. And 3) Notice to vacate is not required. The user simply comes to the end of their term and leaves. They will, however, be liable to leave the office room as it was when they started to use it.

Masterton Self-Storage does however have and can offer long-term discounts – up to 12-month terms. With a 12-month term, as example, the user will get one-and-a-half-months free. All long-term discounts must be paid in advance, but they are risk free. What this means is, if you want to vacate early and before the end of your long-term you will not be penalised. We will refund you back by the full week what you do not use. You will however lose your discount as you must complete your term to get that benefit.

Prices And The License

Rent (we call them fees) is based on the size of the Office Room, the features included, and the length of time you want to use it. To enable Masterton Self-Storage to give you a quote it would start by you coming in for an inspection and a chat. Once we know what you need we will put together a package rate. As with our self-storage, if you can get a better price based on like-for-like in every instance we will better that price by a massive 50% less.

Office Rooms 280 And 280a.

Specifications:

The total floor area of Office Rooms 280 and 280a is 29m² and the room dimensions are 6m x 3.15m and 4.05m x 2.5m.

We are not trying to paint or promote these Office Rooms for something they are not. What we can say is that they are clean, they are tidy, they contain the amenities required for a functioning small business, they offer privacy, they include previously mentioned security, and they give direct and easy access to State Highway 2.

Office Room 286 was originally the reception office when the building was built in 1995. In 2012 the building was renovated for self-storage and the reception was refurbished into an Office Room. The floor area of Office Room 286 is 14.64m² and the room dimensions are 4.65m x 3.15m.

You will notice that the external door and the windows have wrought-iron powder-coated frames fitted. When this office was originally built (for a design and build construction company) a wrought iron craftsman made them for display purposes hoping some of the builder’s clients order them for their security purposes. We never felt it necessary to remove them because they are quite decorative not to mention making the office more secure.
